Phuket property: What would you pay for a view?

Believe it or not - the owner of this property paid 50,000,000 US dollars just for the view...
He could have bought a similar property a few hundred metres away for a third of the price.
But, it didn't have an ocean view.
So he plonked down an extra 50,000,000.
It's true that property with an ocean view usually costs much more.
And that is especially true on Phuket - where prime sea view land is running out.
It's not going to get any better either...
New planning laws introduced in September last year mean that coastal development is now even more limited.
Obviously, this is pushing up the price of ocean view property.
But it is also a fact that during a recession ocean view properties hold their value better than those without.
Plus, you will get a better rental yield and higher capital appreciation.
And let's face it ? it's just much nicer to spend time there.
So, when you buy in Phuket ? it is a good idea to look at property with ocean views.
With that in mind, I've put together a small selection of well-priced, ocean view properties.
Why did I pick these?
Because they are all built with good quality materials which will stand up to ocean-front conditions - unlike some places which will need renovating in a few years.
They all have double glazed aluminium windows, teak wood decking (not a cheap imitation), galvanized steel railings and a good management team to make sure they are well maintained.
Remember, all that salty-air will take its toll.
These have been selling quite quickly...
Why?
The 3-bed, 4-storey villas have 180-degree views of Phang Nga Bay and Ao Por Grand Marina - one of the best views in Phuket.
And they are just 50 metres from the beach.
The downside is there is only one left.
So if you are interested you need to be quick.
The price is 15,900,000 Baht (US$533,932).
These villas are right on the beach...
At low tide you can walk along the beach to Chalong.
But again, the best thing about these 3 and 4 bedroom villas is the view.
You can see Cape Panwa and the island of Koh Bon from every floor.
The price isn't bad either at 37,300,000 Baht (US$1,252,524) for a beachfront villa.
One row back, you will pay 32,600,000 Baht (US$1,094,708) - but you won't get the same view.
If you want some privacy this place might suit you...
It is right on the southern tip of Phuket - surrounded by trees and coconut palms.
The 4-bed villa has ocean views from every room.
You can even see Phi Phi Island on a clear day.
Plus, if you own a boat you can moor it at Ao Yon Beach - a 5 minute walk away.
The villa is on the market for 37,000,000 Baht (US$1,242,460).
But offers will be considered.
If you like to be close to the action, try this one...
It's just 5 minutes from Patong.
And you get 270-degree views over Patong Bay.
The 3-bed villa is part of a resort. So you get access to all the facilities.
You even get ocean views from the tennis court, communal pool and roof top restaurant.
The asking price is 36,000,000 Baht (US$1,208,880) - not bad for uninterrupted ocean views.
These are just a few examples of good quality, well-priced, ocean view property.
